Alliance Residential Company, one of the largest and most active rental residential real estate developers in the U.S., just bought 15 acres of land at 3110 James L. Redman Parkway in Plant City. At the location, Alliance plans to construct 360 apartments, a resort-style pool, a playground, a clubroom, a fitness center, a business center with workspaces, and a dog park. In part, the community was made possible through the Florida Live Local Act, which is a state housing policy that provides incentives to increase affordable and workforce housing in Florida.
The name of the community will be Prose Carmina, and will offer one- and two-bedroom apartments that are from 746 to 1,078 square feet. The interiors will include granite countertops, in-unit washing machines and dryers, and stainless steel appliances.
“We are excited to introduce the Prose brand to Plant City and expand our offerings in Central Florida with Prose Carmina,” said Bobby Anderson, managing director at Alliance Residential. “This property’s convenient proximity to emerging employment hubs, as well as essential grocery, restaurant and entertainment options, makes it a welcome addition to the growth we are seeing throughout Plant City.”
Alliance Residential builds several lines of apartments from single-family rental houses, to high-end urban apartment communities, to senior living, to Prose apartments. The company is headquartered in Scottsdale, AZ, has been in business for 40 years, and has 10 offices around the country—including one in Orlando. The company currently has 10 new properties under construction, and owns 115,000 units.
The developer chose the site in south Plant City because of its proximity to jobs at the industrial facilities that have operations for Ace, Amazon, Publix, and TJ Maxx. Another reason for the site choice is it is near the Plant City Walmart, and the dozens of other retail stores and restaurants in that neighborhood.
Prose is the newest brand from Alliance Residential. The company defines its Prose segment as workforce housing. They established the brand in 2018 to function as quality affordable apartments. According to Alliance Residential, the company developed highly cost-efficient construction at a lower price point, which allows it to charge rents up to 20 percent lower than its comparable units. The goal is to “address a growing affordability gap and a shortage of affordable housing.”
According to Alliance Residential, Prose is the nation’s first multifamily residential concept composed of entry-level, Class A homes in rapidly expanding job corridors and lighter-density communities. Prose is dedicated to professionals who want the convenience of residing close to major new employment centers, sophistication, quality of life, and value.
“As we continue to see industrial developments pop up in Plant City, there is an increased demand for attainable housing to support the growing workforce,” said Mark Eilers, executive vice president of Colliers, the transactional broker for the sale. “This property is the perfect location to support this use, given it’s on a major arterial roadway and is at the center of the growth that the city is currently experiencing.”
The plan is for Prose Carmina to be completed in early 2026.
