The month of June continued to have robust numbers in the Plant City’s real estate market. The area had 100 homes closed, 136 homes under contract and only 69 homes available for purchase. The first half of the year is in the books, showing a 27 percent increase of units sold and 18 percent increase in the average price per square foot over the same time period last year.
Another interesting statistic is the average days on market for homes. In the first half of 2019 the average days on market was 50.1 days, in 2020 it was 48.3 days and in 2021 the average is 20.3 days. So this means your property is likely going under contract in less than half of the time when compared to previous years.
This month’s average selling price was $274,103 compared to $264,110 last month, a 3.8 percent price increase over May’s average selling price and a 7.5 percent increase from the beginning of the year.
When we look at the average selling price per square foot, June 2021 was $169.49 per square foot which was a 9.7 percent increase over the month of May. The area continues to have limited inventory, currently running about 23 days, but I really do
not see any downside to the market anytime soon. The 30-year mortgage rates continue to stay in the low 3’s, employment rates are rising as pandemic conditions subside and the number of people relocating to Florida is still on the rise.
