Planning Board approves James L. Redman Parkway lot rezone, six annexations

A 0.7 acre parcel located at 1510 James L. Redman Parkway has been approved by the Planning Board for a rezone to the R-2 Multi-Family Dwelling District. Currently, the lot is zoned for the R-1A Single Family Dwelling District. 

The Planning Board approved the rezone at a March 17 meeting. Planning Board Chair Bonnie Carr was the only member to oppose the rezone. 

The rezone applicant, Trace Hall, wants to build two duplex units on the site, located south of east Roseland Avenue. At the March 17 meeting, Hall told the Planning Board that one driveway will be added to the site, with parking units on each side. The two duplexes will both be one-story units, with two bedrooms and one bathroom per unit. Hall's clarifications addressed resident concerns that the duplexes would be built for Section 8 housing. 

But some residents still had concerns. Christopher Chase, who lives in the Roseland Park subdivision, said that he was strongly opposed to the rezoning. He was concerned about the historical contrast between the subdivision and the proposed duplex. Roseland Park is primarily single-family homes. 

"This directly affects some residents of Roseland Park, but indirectly affects us all," Chase said. 

Other residents expressed concerns over the lack of fencing currently at the James L. Redman Parkway lot. Hall added that a fence will be added on the northeast and south sides of the property. Once six-foot fence is already at the back of the lot. 

The City Commission will likely vote on the rezoning at an April meeting.
