The Planning Board will review modifications to North Park Isles, and annexations near the Varrea district.
The Planning Board will review annexations and two plan amendments at a public meeting on Thursday, March 17.
One of the proposed annexations is for a lot located adjacent to the planned Varrea district. If approved, the lot will be annexed into the City of Plant City.
Homeowners near Varrea were hoping that the City of Plant City was revisiting the plans for the neighborhood district, but Planning & Zoning Director Mark Hudson said that there are no such plans in the works. However, the department expects that the number of annexations surrounding the Varrea district will increase as Varrea prepares to break ground.
“The City hopes that they will break ground this year,” Hudson said.
PLAN AMENDMENTS
The Planning Board will also review plan amendments to a 12-acre plot of land off of Frontage Road, which is proposed by the Eastland Industrial District. Three acres of land off of Boot Bay Road also were proposed for residential land use. The land will be used to build retention areas.
The planning amendments will be heard at a Hillsborough County Planning Commission meeting on Monday, March 14, prior to the March 17 meeting. The Planning Board is expected to recommend approval for both plan amendments. The plan amendments will then be reviewed at the City Commission meeting on Monday, May 9.
NORTH PARK ISLES
The Planning Board also will review modifications to North Park Isles at the March 17 meeting.
North Park Isles was approved in 2005 for residential uses. The development wants to expand from a proposed 947 dwelling units to 1219 unites. Currently, the plans include units for townhouses and single-family homes. A single-family cottage village has been proposed in the amended plans.
Phillip Scearce, principal planner with the City of Plant City, noted that site development for North Park Isles was a challenge due to the wetlands in the proposed development area.
A vacant lot at 1501 James L. Redman Parkway also will be reviewed at the meeting. The lot is currently zoned for single-family dwelling, and a rezoning has been requested to change the zoning to the R-2 development district for duplexes.
The Planning Board meeting will be held at 8 a.m. at City Hall, 302 W. Reynolds St., Plant City.
