Springtime Selling Season is upon us … one of the primary situations that we, as Realtors, have to address with potential new sellers is decluttering their home. A decluttered home shows best to potential new buyers.
It’s time to clear the chaos and you are not alone in that process. Most homeowners feel the same, too much stuff. A second car garage space used for additional storage instead of parking for a car. That special room or drawers that collects all the things you think you need to save. You can minimize the stress and chaos with these few tips and bring calmer and structure into your life.
Start by committing weekly to decluttering even if it’s just a single drawer or closet. Tossing the obvious items, old take-out menus, expired items, mystery charging cords or storage lids. Call your local non-profit to come pick up bigger donation items and be honest with yourself, does the item still fit into your lifestyle? Or do you feel obligated to keep it?
Clear space results in clear mind and you will be one step closer if you are in the market to sell your home and your Realtor will love you for taking those steps ahead of time.
As we look at the Plant City housing data, March 2025, our market area had 100 homes sell, with new construction contributing around 54% of the units sold this month. This is a similar start to the year as last year. We had another 156 under contract and 272 available for sale. We are carrying about a 2.8 month’s supply housing inventory and our average days on market remained about 48 days primarily due to the holidays.
In March 2025, the average sold price was $374,407 which slightly increased 2.2% versus last month and the average price sold per SF was $193.99 up 2.5% compared to last month. The 1st quarter of the year is completed, last year Q1 we had 288 units sold versus 263 this year but the average sold price was up slightly this year. Our community averages and growth has been better than other marketing areas within the state, and a primary reason to take any headline that hypes a negative undertone with caution until you know the data sources. Our numbers are stable looking at year over year and previous month’s numbers.
The 30-year fixed-rate mortgage continues to move down slightly, March averaged 6.65% down from February average of 6.76%. The Fed has initiated that they may have 4 FED rates cuts this coming year, which will help the rate continue their reduction to lower levels. The drop-in mortgage rates, combined with modestly improving inventory levels, is an encouraging sign for consumers in the market to purchase a home. While higher mortgage rates tend to slow the buyer’s demand the trend is moving in the right direction.
Pricing has become the most important component in the equation to get your home under contract and closed. In the current environment, pricing higher to provide room for negotiations will not only fail you but extend the days on market even longer, thence becoming a more common stale home. Pricing it aggressively will provide multiple offer situations to choose from.
All these data points, have either a direct or indirect correlation to the overall housing supply/demand pricing model. Ultimately, the real estate process is one of the most significant financial transactions most people will ever experience.
